Eligibility

To be eligible for a residency, prospective residents must be over 55 years old, have a connection with Exeter, be capable of living independently, have a limited income and be in need of accommodation. 

As beneficiaries of the charity, residents are appointed to occupy a property by written agreement. The agreement may be terminated if a resident ceases to be eligible as a beneficiary of the charity or if the terms of the agreement are not upheld by the resident. Every resident receives a copy of the resident’s handbook as it forms part of your contract with the charity.

Weekly Maintenance Contribution

The Weekly Maintenance Contribution is payable monthly in advance by standing order and is based on the costs covered by the charity in providing the accommodation. This cost is reviewed annually, and any change is notified one month in advance. Some residents may be eligible for housing benefit which can assist with this cost.

The charity is responsible for:

• Internal and external maintenance and decoration
• Buildings insurance
• Cleaning of communal areas
• Electricity, water, and gas
• Concessionary TV licence for residents up to 75 years of age (conditions may apply)
• The charity may meet the costs of some other items on an individual basis.

Resident Responsibilities

Residents are responsible for:

• The Weekly Maintenance Contribution
• Adhering to the rules and policies of the charity.
• Insurance of the contents of the accommodation and own personal effects
• Cleaning the accommodation
• Council tax
• TV licence in some circumstances
• Broadband and Telephone calls
